Overview
An established construction firm is seeking a Project Manager to lead construction efforts on projects ranging from $5-$50 million. This role is central to ensuring projects are delivered on schedule, within budget, and to a high standard of quality, while maintaining strong relationships with owners, subcontractors, and internal teams.
What you'll do
- Oversee all financial data and reports to ensure project success
- Collaborate with the accounting team on initial job setup and cost control
- Manage monthly cost and revenue forecasting and projections
- Prepare and manage monthly pay applications
- Present project status updates at monthly project financial reviews
- Oversee the change management process, ensuring changes are tracked and executed in a timely manner
- Negotiate changes with owners and subcontractors in alignment with the construction schedule
- Establish and maintain labor roadmaps and equipment plans
- Review project invoices with superintendents for approval
- Oversee total construction effort to ensure alignment with design, budget, and schedule
- Understand and manage schedule durations, productivity, and sequencing
- Generate and update project schedules
- Understand contractual responsibilities and contract documents
- Maintain relationships with owners, architects, consultants, subcontractors, and the public
- Manage client relationships throughout procurement, construction, and post-construction processes
- Assist in securing new work through estimates, subcontractor collaboration, proposals, and interviews
- Oversee and collaborate with self-perform divisions
- Promote company culture and lead processes consistent with company values
- Review prime contracts to understand administration requirements
- Work with preconstruction teams to establish risk-averse subcontract scope exhibits
- Review project budgets in collaboration with preconstruction to ensure sufficiency
- Ensure subcontracts, including insurance and bonds where applicable, are executed prior to work starting
- Evaluate safety risks prior to project start-up and develop safety plans with superintendents
- Conduct site tours and support safety inspections, leading by example
- Implement and monitor safety plans on-site
- Work with subcontractors to ensure safety programs are followed
- Enforce company safety program throughout the project
- Establish staff responsibility matrices and support employee growth
- Maintain a collaborative and supportive working environment
- Manage employee development through training and coaching
- Conduct performance reviews and one-on-one mentoring with direct reports
- Organize project team building activities
Required qualifications
- Experience running projects between $5-$50 million
- Ability to run multiple projects of varied size and complexity simultaneously
- Degree in Engineering or Construction Management from a College or University
- Seven to Ten (7 - 10) years of on-the-job experience required
- Exposure to financial software systems is a must
- Full knowledge of computer software, including MS Word, Excel, etc.
- Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists
- Excellent oral and written communication skills
- Ability to manage time individually and support time management of other project engineers and interns
Preferred qualifications
- Procore experience preferred
- Bluebeam experience preferred
