Overview

A construction firm specializing in multifamily development is seeking a Multifamily Project Manager to lead projects ranging from $10-$75 million. This role is critical to ensuring projects are delivered safely, on schedule, within budget, and to high quality standards, while maintaining strong relationships with owners, architects, and subcontractors.

What you'll do

• Evaluate safety risks prior to project start-up and collaborate with Superintendents to create a safety plan
• Conduct site tours and safety inspections, leading by example to ensure adherence to policies, procedures, and standards
• Implement and monitor the safety plan on-site, including subcontractor safety programs
• Enforce the safety program throughout the project duration
• Review prime contracts to understand administration requirements for fulfilling contract terms
• Work with preconstruction to establish risk-averse subcontract scope exhibits aligned with boilerplate subcontracts
• Ensure subcontracts, including insurance and bonds where applicable, are executed prior to work starting
• Oversee all financial matters for project success, including job setup and cost control with accounting
• Conduct monthly cost and revenue forecasting and projections
• Prepare and manage monthly pay applications
• Participate in and present project status at monthly financial reviews
• Ensure change management processes are tracked and executed in a timely manner, including negotiating changes with owners or subcontractors based on construction schedule
• Establish and maintain labor roadmaps
• Review project invoices with Superintendent for approval
• Oversee total construction effort to ensure alignment with design, budget, schedule, and quality standards
• Understand schedule durations, productivity, sequencing, and project scheduling administration
• Understand contractual responsibilities and contract documents
• Maintain excellent relationships with owners, architects, consultants, subcontractors, and the public
• Manage client relationships throughout procurement, construction, and post-construction processes
• Assist in securing new work by participating in estimates, subcontractor coordination, and proposals/presentations
• Promote company culture and lead processes consistent with company values
• Establish staff responsibility matrix and support employee growth
• Manage employee development through training and mentoring
• Conduct quarterly performance reviews and coaching for direct reports
• Encourage project staff to maintain effective work/life balance

Required qualifications

• Bachelor's degree in a related field from a four-year college or university, or equivalent industry experience
• Experience as a Project Manager running projects between $10-$75 million
• Demonstrated strong work ethic and positive attitude
• Ability to effectively communicate and respond to questions from groups of managers, clients, customers, and the public
• Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
• Working knowledge of Microsoft Office (Word, Excel, PowerPoint, Outlook)

Preferred qualifications

• Familiarity with project management software programs such as Procore is a plus
