Overview

An established multifamily general construction company with a 40+ year track record as a construction manager, general contractor, and design-builder in the Nashville area is seeking an Estimator (or Senior Estimator) to join its preconstruction team. The company specializes in multifamily new developments including student housing, garden-style, podium wrap, and mid-rise structures, many exceeding $40 million in value. This role is central to guiding projects from concept through workable plans and final bid package.

What you'll do

• Lead the bid process including risk assessment, quantity surveying, self-performance pricing, scheduling, bid solicitation, subcontractor scope coordination, and final bid assembly
• Lead efforts to estimate multifamily new-construction projects through to successful completion
• Support management of the estimating team to help achieve company goals
• Train and support project team members with assigned tasks
• Coordinate efforts with Operations and other estimators to deliver final products to clients
• Provide cost expertise to clients and design team members to assist in decision-making
• Communicate effectively with subcontractors and suppliers to qualify proposals, produce value engineering options, and manage RFIs
• Perform schematic, design development, and construction document estimates for construction management projects, including budgeting all scopes of work, value analysis of current design, and communication/presentation to owners and design teams
• Review and understand all bid documents including drawings, specifications, and geotechnical reports
• Perform quantity take-offs
• Generate RFIs and pricing lists

Required qualifications

• 8+ years of estimating experience within multifamily new-construction developments
• Extensive knowledge of the stick-framing apartment estimating process
• Knowledge of wood-framed and multifamily construction processes and delivery methods
• Skilled in estimating programs
• Strong record of successful bidding and/or estimating on multifamily construction projects including market rate garden style, wrap/mid-rise, student housing, and HUD developments
• Experience with complex projects including elevated concrete podiums, pre-cast and cast-in-place parking structures
• Experience with intricate and unique sitework packages
• Comfortable working in a schedule-driven environment

Preferred qualifications

• Bachelor's degree preferred
• Experience with Onscreen Take-off, SmartBid, and Sage Estimating is a plus
• Sheerwall experience preferred
