Lead Superintendent – Multifamily Garden Style

Location: Cleburne, TX | Schedule: Full-time, on-site (travelling position) | Compensation: $130,000-140,000/year salary (plus bonus and benefits)
Overview
A national builder of Class A multifamily assets, recognized as one of the most active multifamily construction firms in the Southeast region, is seeking a Lead Superintendent to oversee a $40+ million Garden Style apartment and duplex development. This role is critical to ensuring the project is delivered on time, on budget, and to the highest safety and quality standards.
What you'll do
- Manage daily onsite operations, including project staff and subcontractors
- Plan, direct, and coordinate project activities to meet goals within prescribed time frames and budget parameters
- Negotiate changes with subcontractors alongside other staff members
- Ensure compliance with company policies, safety procedures, contract plans, and specifications
- Coordinate project activities with personnel across the organization
- Review status reports and modify schedules or plans as needed
- Meet with project personnel to provide technical advice and resolve problems
- Direct overall project coordination, including safety, resources, performance, budget, scheduling, equipment management, quality, and risk analysis
- Ensure documented commitments from development phases are implemented at the proper time
- Review and approve vendor pay estimates, material requests, and invoices
- Draft, review, and approve work and purchase/change orders
- Attend and direct project status meetings, assisting in problem-solving efforts
- Participate in the estimating/bid process during project procurement
- Assume additional responsibilities as directed by division and corporate management
- Travel as required for meetings, site visits, training, and other project needs
Required qualifications
- 8+ years of experience leading construction of Garden or Podium Wrap type projects, from startup through completion
- Proven experience running large sites and successfully completing projects on schedule and budget while maintaining client satisfaction and safety
- Multifamily construction experience on projects of $40MM or more
- Garden / Walk-Up style project experience required
- Strong scheduling expertise
- Excellent communication skills
- Negotiating and contracts skills
- Ability to work well within a team and manage multiple employees as needed
- Impeccable organizational skills
Preferred qualifications
- Experience with cast-in-place and precast garage construction is preferred
Compensation and benefits
- Salary range starting at $130,000 up to $140,000/year
- Bonus in addition to base salary
