Overview

An architecture and design firm is seeking a Project Manager to guide projects from concept through construction closeout. This role is based in Topeka, KS, and involves leading multidisciplinary teams, managing client relationships, and ensuring design intent is carried through to completion.

What you'll do

  • Lead the full project lifecycle: planning, programming, design development, construction documents, bidding/negotiation, construction administration, and closeout.
  • Manage scope, schedule, and budget, including work plans, milestone tracking, fee forecasting, invoice review, and risk mitigation.
  • Serve as the primary client liaison, setting expectations, leading presentations, and ensuring a strong client experience.
  • Coordinate architects, interior designers, and consultants (structural, MEP, civil, etc.) to maintain design cohesion and technical accuracy.
  • Assist with proposals, negotiate consultant agreements, track contract compliance, and support business development presentations.
  • Oversee QA/QC reviews, code analysis, permitting documentation, and adherence to firm standards and industry best practices.
  • Lead construction administration activities, including reviewing submittals, responding to RFIs, issuing ASIs/PRs/COs, conducting site visits and punch lists, and authoring field observation reports.
  • Proactively identify project risks and develop mitigation strategies.
  • Maintain organized project files, meeting minutes, decision logs, and status reports for internal and external stakeholders.
  • Mentor and manage staff, delegating tasks and fostering a collaborative, accountable team environment.
  • Adapt to evolving priorities and suggest process improvements.

What you'll need

  • Bachelor's degree, ideally in Architecture
  • 8+ years of architectural experience, including at least 2 years leading projects or teams
  • Registered Architect (RA)
  • Proven ability to manage multiple projects, deadlines, and stakeholders simultaneously
  • Strong planning, communication, and mentoring skills
  • Proficiency with Microsoft Office (Word, Excel, Project) and PDF mark-up tools such as Bluebeam
  • Proficiency with project management and design tools including MS Project, Excel, Revit, AutoCAD, Sketchup, Photoshop, and similar platforms
  • Financial acumen and cost control skills
  • Strong verbal communication and collaboration skills
  • Time management and risk management skills
  • Stakeholder management skills
  • Project management certifications are desired but not required
